A home appraisal is an unbiased estimate of a property’s market value conducted by a licensed appraiser. It’s typically required by lenders to make sure the home is worth the amount they’re agreeing to finance.

The appraisal protects both the buyer and the lender by ensuring no one is overpaying for a property.

After the buyer and seller agree on a purchase price and go under contract, the lender will order an appraisal—usually within the first couple of weeks of the transaction.

The appraiser will schedule a visit to the property, often coordinated with the listing agent or seller, and will spend time assessing the home’s condition, features, and location.
