Growing Room: Finding a Larger Home in Bryan County

by Jim Peña

When your children are under ten, your home needs change quickly. What worked for a toddler often feels cramped when school age activities and equipment take over your living space.

Moving to a larger property is a strategic decision. It is about balancing more square footage with the practical needs of a growing family in Southeast Oklahoma.

Focus on the Big Three

When looking at larger homes in Durant or the surrounding areas, prioritize these three factors to avoid long term frustration.

1. Functional Layout

A house with many rooms is not always a functional house. Look for "line of sight" floor plans where you can see common areas from the kitchen. Consider the distance between the primary bedroom and the children's rooms. For families with children under ten, having everyone on the same floor or within earshot is usually the preferred setup.

2. The Mudroom Transition

In rural Bryan County or even in city limits like Silo or Calera, kids bring the outdoors inside. A dedicated mudroom or a large utility room is a high value feature. It keeps backpacks, sports gear, and red dirt out of your main living areas.

3. Outdoor Safety and Visibility

A large backyard is great, but visibility is better. You want a yard that is easily viewed from a window where you spend most of your time. Check for existing fencing or the feasibility of adding it.

Neighborhood vs. Acreage

In the Texoma region, you generally have two paths when upsizing.

  • Established Neighborhoods: These often offer proximity to schools like Durant or Calera and may have neighborhood parks. The benefit is less yard maintenance and a sense of community.
  • Small Acreage: Moving to five or ten acres gives children room to explore. However, remember that acreage involves more "hidden" work like fence maintenance, brush hogging, and managing septic systems.

Strategic Next Steps

If you feel your current home is shrinking, do not rush into a purchase based on emotion.

  1. Audit your space: Identify if you need more bedrooms, or if you actually just need a second living area for toys and activities.
  2. Check your school zone: Moving across town can change your school district. Confirm your preferred district boundaries early.
  3. Evaluate your equity: Most families use the sale of their current home to fund the next one. Getting a clear idea of your home's value is the first step in the math.
