Children under ten are active. If your current home has significant "wear and tear" from the kids, you will need to budget for professional cleaning, paint, and flooring before a tenant moves in.

Cash Flow vs. Equity

Does the potential rent cover the mortgage, taxes, insurance, and a 10% vacancy fund? If the home only "breaks even," it might be better to sell and use that equity to lower the payment on your new, larger home.
